SPACE DESCRIPTION

A great opportunity for a solo professional to share space with long-established and thriving law and real estate firms in a Class A building conveniently located across from Grand Central. A bright, windowed office, approx. 12’ x 9’, features a high ceiling, glass‑panel wall with a silhouette shade, a wood door, and views of the Chrysler Building and down 42nd Street to the East River. One or two workstations are also available.

This recently‑built, open and expansive suite has a professional, full-time receptionist to meet and greet your visitors, a windowed conference room equipped with Polycom wireless conference facilities, a flat panel LED screen, and a touch screen PC, a “wet” pantry, and high‑speed, networked scanning and photocopying facilities. High‑speed internet service and a VoIP telephone system with unlimited calling in the U.S. and a myriad of features is included.

The environment is a quiet yet vibrant, collegial, and professional one, with experienced attorneys having established practices in the areas of real estate, trusts and estates, insurance coverage litigation, literary, art and entertainment, and general business law, as well as a real estate brokerage and investment firm, providing ample opportunities for business development for attorneys, accountants, insurance and other professionals.

The historically landmarked Chanin Building boasts an architecturally unique and impressive lobby in a high-end Art Deco motif. This Class A tower’s technologically advanced, 24/7 concierge ensures a highly secure environment, including a Messenger Center employing uniformed internal messengers for all pickups and deliveries. The block-wide building has entrances on Lexington Avenue as well as 41st and 42nd Streets, offers direct access to subways in Grand Central (so no need to venture outside in the winter) and many retail establishments, such as Fika, Walgreens, and Le Pret Manger.

Murray Hill Facts

Murray Hill is a Manhattan neighborhood with boundaries between First Avenue and Madison Avenue, east to west.  It runs north to south from 42nd Street to 34th Street and this area encompasses a large number of commercial office buildings between Third and Madison Avenues. There is considerable overlap between the Murray Hill and Grand Central neighborhoods.

The neighborhood is largely residential, east of Third Avenue with many townhouses, and a plethora of new residential high -ise construction.  Great restaurants abound, with every amenity one would expect at close hand.  “Korea Town” and “Curry Hill” are 2 areas with high concentrations of ethnic populations, businesses and restaurants at street level.

Shared professional office space rentals are concentrated between Third Avenue and Madison Avenue and rental rates rise as you move towards the north west boundary at 42nd Street and Madison Avenue.  There are several buildings in the Murray Hill / Grand Central area that still cater to small tenants, including:

420 Lexington Avenue
60 East 42nd Street
122 East 42nd Street
370 Lexington Avenue
355 Lexington Avenue
