Over the last 5 years, we’ve seen the growth of two trends affecting the market for Lawyer’s office space:
The availability of “Serviced Office” space has grown in 2 sectors. First, serviced suites dedicated to providing office space and services to lawyers as a full time business. One example of this is Stark Office Suites at One Grand Central Place (formerly The Lincoln Building at 60 East 42nd Street). Stark rents furnished office space will the availability of full office services with dedicated equipment and staff. Their client base at this magnificent duplex installation on the 46th and 47th floors is primarily attorneys. [Note: we will only list shared suites that are at least 75% occupied by Lawyers.]
We’ve also seen an uptick in the number of “Lawyers renting to Lawyers”, where the business model is a firm that leases extra space with the express purpose of renting individual offices (or groups of offices) to other attorneys as a business.
The second trend is office space that has been “pre-built” by a landlord, and is being marketed as turn-key space in move in condition. We will list spaces from Landlord’s and their Agents if it has been “purpose built” for Law Firm use, or if it has the attributes for the type of space that a law firm would generally seek (high proportion of windowed offices to total floor space, with large and small conference rooms, built in workstations, file storage area and mail/copy room. Other features should include a “wet” pantry and the availability of supplemental or after hours air-conditioning.
