As part of our group of curated "private space (sq. ft.)" listings, we've got a few that will be of interest to small, high end boutique firms that are looking for small commercial office space in Midtown Manhattan.

The first is at 47th Street and Park Avenue. It is a shared legal office space with 4 offices. 2 of which are huge "L" shaped corner partner offices and 2 of which are good size standard offices. There is another interesting small space at 11 East 44th Street. There's a commercial office unit on the 12th floor that is 1640 sq. ft. There is a space on the market that I've written about before, and I'm actually surprised that it hasn't been rented yet. It is at 570 Lexington Avenue (51st Street) which is the original GE Building (full disclosure: LookingForSpace.com is a tenant in this building - and we love it here). The available unit has a very high fenestration ratio (the ratio of windows to floor space) and the whole perimeter of the space has large, bright windows with good city views (and the windows are operable). There is an existing layout that works well for a law firm with 1 or 2 senior partners - but the beautiful thing about this space is that the Landlord will modify it as required - and they will even demolish the space and build it fresh according to the incoming Tenant's specifications. It is 3,331 sq. ft. and can accommodate 4 or 5 windowed offices plus pantry. The reason I say this space is ideal for a small law firm is that it was formerly occupied by a small law firm that grew out of it.
