Founded in 2011, we began to help small and solo attorneys find offices for rent in larger firms. We connected law firms with surplus space with lawyers looking for individual offices

Today our website still caters to the legal community, but now includes offices for sublease from all businesses and professions, on a national basis.

LookingForSpace.com was founded by Neal J. Lerner, an established Manhattan “Tenant Representative Broker”, who owned an independent real estate brokerage firm, focused primarily on the office space leasing needs of New York City tenants with multi-state branches.

His reputation as an honest, capable and creative broker was established representing large office tenants like: Scholastic Inc., The Muscular Dystrophy Association, Ruder Finn, Fleishman Hillard, Ladas & Parry, Slim Fast, Bliss Spa, Steve Madden - as well as scores of smaller tenants.

He recognized a recurring theme where tenants seeking to share their office space had no effective resource where they could advertise individual offices available for sublease within larger premises (shared office space). 

The genesis of LookingForSpace.com came out of an effort to provide a marketplace for the individual office user, in shared legal offices, business offices, financial offices and healthcare practices.  These small or solo firms and practices represented an entire class of tenancy that was largely ignored by real estate professionals – because brokers can’t make any money renting single offices.  These tenants were on their own with no professional resources to help them find appropriate new offices to sublease from a larger entity.

We provide a high level of professional service with personal attention to small tenants. As a small tenant ourselves, we know that 3 offices rented by a lawyer were just as important to the principal as a 10,000 sq. ft. office rented by a larger partnership.  Small firms and practices need and deserve professional assistance – and LookingForSpace.com became the unique online vehicle to provide effective marketing and brokerage services to the small office community of professionals, on a national basis. 

We help both sides of the office rental transaction interact, resulting in subleases and licenses for individual offices or groups of individual offices in shared commercial office space.
