Appropriate Professional Environments
When using our service to list professional shared office space for rent, you can categorize your offering by profession and specialty. This assures you will receive inquiries from the right kind of business or practice. All of our listings are coded with one of four main professions for office space occupancy.
-
LEGAL– all Legal practice groups in any size law firm
-
TECH/MEDIA – Technology, Advertising/PR, Media, Information
-
FINANCE – Hedge Fund, Venture Capital, Trading, Fintech, Insurance, Real estate
-
HEALTH – Medical, Dental, Psychology, Physical Therapy, Alternative Medicine
In broad strokes the four professions above describe the majority of business and health care office employers (excluding Government and Education). Each Profession is further divided into specialty areas. When the “host” clearly delineates their specialty of operation, the “guests” responding to the ad will be in professional categories appropriate to the host’s use. When your firm or practice offers offices for rent by owner, the responses you accept can be aligned with your practice areas as you deem appropriate. For example, shared legal office space or shared medical office space requires responses from appropriate, very different parties seeking office sharing.
When you are looking for an office rental in someone else’s professional space, in most cases we anticipate that some professional alignment will be beneficial – but not necessarily required. While one firm with a shared law office might only want to rent to other attorneys, there are many firms that will rent to “other professionals”, allowing a much broader response set – from which the host can choose. Each listing on our site also includes a notation for “Available To:”, which will inform you of the host’s requirements as far as professional orientation is concerned.
We offer one other major category for businesses that operate specifically to rent offices to other professionals in specific areas, or general business categories, or any business category. Here, office rental is the business itself and all categories are welcome (with the exception that shared medical office space in our Health category will remain separate from the other business categories as generally a shared law office would not have a surgeon as a subtenant).
Specialty Designations In Each Sector
We have tried to include sections for all industries and specialties we have worked with previously in the shared office sector of the commercial real estate market. We want to help anyone with extra professional offices for rent as well as any small or solo renters looking for shared professional office space subleases. Accordingly, if you don’t see a professional category that works for you, please let us know and we’ll do our best to add a new designation for your specialty.
The first category in our office sharing category is shared legal office space. You can search any listing with the following legal specialty designations (tags) throughout the website.

TECH/MEDIA TENANTS
A broad group if tenants in the TECHNOLOGY and INFORMATION sectors now includes some creative disciplines. Often a Millennial group of employees, this sector frequently starts its business growth cycle in a Co Working or Executive Suite location , before migrating to larger Private Space. The needs include a particular style of architecture and design as well as amenities in the workplace. Some Co Working facilities now incorporate specific units of private space that is independent of the general Co Working facilities but can share the main facility technology and real estate management platform.
The TECHNOLOGY + INFORMATION groups can include software, hardware and equipment or processes that enhances the use of data and Information in the production of goods and services. They are focused on the Information needs of people and organizations.
The ADVERTISING/PR + MEDIA groups presents messages to promote or sell a product, idea or service. Advertising is communicated through newspapers & magazines, TV, radio, billboards, mail, online search results, blogs, social media or websites. The last few starting with search comprise “New Media”. Paid media announcements are Advertisements. Unpaid media announcements are under the PR (Public Relations) flag.
FINANCE TENANTS
The FINANCE group incorporates: Accounting, Banking, Hedge Fund, V.C. Fund, Trading and Fintech. This group applies the science of managing money. The members of this group observe, trade and manage through the entire financial system on a local and world wide basis. We also include Insurance and Real Estate in this group
HEALTH TENANTS
The health group includes many different disciplines. The main distinction is that all of the other groups mentioned so far deal with various aspects of “business”. The Health section deals with all things:
- Medical
- Dental
- Psychology
- Physical Therapy
- Alternative Medicine
Each one of these categories can be further sub-divided, but since this is a new group of tenancy we are introducing to our database we want to keep things simple to start.
SUITE
Legal Suites – offices for rent or license in a space that is majority or entirely occupied by attorneys and legal professionals. Generally amenities are shared including reception services, mail, conference room use, kitchen use, copy/scan/fax and sometimes file storage space is available external to the offices. A Legal Suite is generally occupied by legal professionals only, however we frequently see accountants or others from the financial sector sharing space within a law firm’s premises. It depends on the “flavor” of the suite and the requirement for the security that arises in a lawyer only environment. Last, business sharing is easily accomplished in a legal suite.
Executive Suites – commercial business centers renting offices to individuals or corporations. These range from international business centers with numerous locations to more regional organizations focusing on a specific geographic area. There are also many local executive suites managed by entrepreneurs for profit. The suites vary greatly in terms of the environment offered. Some suites offer an “all inclusive” rental while others have an a la carte menu of amenities and services. We can help you quickly discern the different types of opportunity offered by executive suites in your area. We’ll also get current inventory information for you and schedule a call back from the on-site suite manager.
Co Working Suites – shared office + communal office space, flexible term. There is a particular aspect of Co-Working suites that appeals to our audience. In general, attorneys and professionals that are non-tech will not be attracted to the open benching model of officing. However, there is a new, evolving segment of the Co Working marketplace where the suite actually manages a private space – off loading all of the real estate and technology management aspects that office space occupiers face, as well as offering flexible term and space size. These spaces will be listed in the Private Space (sq. ft.) category.
Private Space (sq. ft.) – shared professional office space in a discrete section, or entirely private commercial office space that has been purpose built to serve a specific profession (i.e. professional office space for sublease). In terms of shared private space, this would usually encompass a “wing” of the premises or a discrete area within the premises that can be measured and have its rent charged by the square foot calculation involving rental per square foot per annum.
Private Space (sq. ft.) can also be a discrete, stand-alone unit of commercial office space that has been designed for or previously occupied by a specific category of business or practice. For example, a “Law Firm Sublet” would generally be a discrete space with a high percentage of windowed perimeter offices, and more interior offices than workstations.
LookingForSpace.com can help you rent offices to the best possible candidates who are looking for shared professional office space. The “For Rent By Owner” type of host tenant is generally a long term occupier of commercial office space with either an unanticipated vacancy or a planned vacancy where extra space is saved for potential future expansion by the owner.
Because the space is owner occupied it is very important to insure the consistency of the office operating environment. This is often accomplished by tenants with a symbiotic efficiency that involves sharing business – but it can also be accomplished by like minded tenants that don’t have anything to do with each other’s business or practice, but are compatible because from an industry perspective they share common perspective. A suite-mate or co-tenant with empathy for you and your practice is exactly what you should be looking for. Your pleasant office sharing ability is enhanced by the bond that arises because you and your subtenant (or licensee) toil over common endeavors – or at least understand each other’s needs in a shared office space environment.
Your office rental strategy can be enhanced by LookingForSpace.com services no matter which side of the table you are on. If you are LookingForSpace we’ve got professional listings that are advertisements from other principals with extra offices for rent. You can view all of these commercial office space advertisements for free.
If your firm or practice has fallow space and if your personality accommodates office sharing, we can help you match your availability to another principal who has a requirement for space like yours, in your location, and is interested in renting from a practice in your professional area.
This is a win-win situation for both the sublessor and sublessee (or licensor and licensee) – and when you’re looking for space or looking for tenants for your space, we offer an effective and inexpensive tool that is razor sharp for defining exactly what is on both sides of the table.
