If your firm is looking for a new Midtown Manhattan location for the first quarter of 2026, you might be very interested in this 7-office sublease in the premises of a larger practice with multiple legal disciplines under one roof.  This is an "attorneys only" offering and something like this is very rarely available, especially with a 5-year term.

This is an all-inclusive rental where the host firm treats your firm exactly as it treats itself.  Need drinks for 6 set up in a confernce room ? Done, no extra charge.  Need a board room for 20 people for 3 hours with video-conference set up?  Done, no extra charge.  You get the idea!

Not to sound like a travelogue, this is a rare offering.  We've frequently sublet 1-2 offices to independent practitioners but this 7 office availability is unusual - which is why we are making it known this far in advance.  If you have a similar sized lease expiration in this time frame you should reach out.  We'll even consider something starting a few months later, within reason.

We offer every amenity a small law firm could possibly need, and the fact that we have dedicated on-site maintenance staff means that when your firm rents offices from ours, you have very little else to worry about other than your own legal practice.  Further, because we have such a diverse group of lawyers and practices under one roof, we often see referrals in both directions among many of the lawyers here.  This is a friendly and cohesive, but serious environment.  One very important not is that from time to time we have additional offices available for sublease - though at the moment we're 100% full.  If a tenant in our space needs to expand we can usually accommodate them (and the same holds for a tenant requiring a contraction).  Plus, because we only want to rent space to tenants that actively enjoy being here, you'll have the option to cancel (with proper notice) anytime in the first 2 years of the arrangement.

The only extra charges are for phones, internet and copies.  You'd have to pay for these items anywhere you go - but you're totally free to BYO if you wish.
