SPACE DESCRIPTION

This is a great opportunity for a small law firm to share legal office space with a mature firm practicing Corporate Tax, Trusts & Estates and Entertainment Law. The office includes some furnishings. You can use the existing furnishings or bring your own.

The full time professional receptionist will meet and greet your visitors an there are 2 conference rooms. The large conference room has a wall of windows and is really a "board room" size. It is immediately behind a glass wall off the reception area - which is also generously large and bordered by a wall of books. There is a second conference room immediately off the reception area as well.

The hallways are wide and there is a good feeling of space in this 6,500 sq. ft. unit with 1 office and cubes available for sublease. Conference room use is included and so is the kitchen. The high speed copy/scan/fax machine is metered. There is good signage outside the front door - which is immediately off the elevators on the 10th floor landing (which is the first stop on the express elevator). There is also a large closet that could be remodeled into a dedicated file storage area for the subtenant.

This is a very calm and quiet professional environment. The "Host" is looking for a low traffic practice that will compliment their occupancy. The offices will be completely cleared of the papers and boxes that appear in the photos and the space will be in move-in condition for occupancy.

Everything is included except the "Host" prefers that the subtenant bring their own phones and Internet.

Murray Hill Facts

Murray Hill is a Manhattan neighborhood with boundaries between First Avenue and Madison Avenue, east to west.  It runs north to south from 42nd Street to 34th Street and this area encompasses a large number of commercial office buildings between Third and Madison Avenues. There is considerable overlap between the Murray Hill and Grand Central neighborhoods.

The neighborhood is largely residential, east of Third Avenue with many townhouses, and a plethora of new residential high -ise construction.  Great restaurants abound, with every amenity one would expect at close hand.  “Korea Town” and “Curry Hill” are 2 areas with high concentrations of ethnic populations, businesses and restaurants at street level.

Shared professional office space rentals are concentrated between Third Avenue and Madison Avenue and rental rates rise as you move towards the north west boundary at 42nd Street and Madison Avenue.  There are several buildings in the Murray Hill / Grand Central area that still cater to small tenants, including:
