So here it is in a nutshell:  You choose the best way for us to help.

  • Our job is to promote your client's available offices.
  • We will never contact your client without your prior knowledge.  Your client is yours.
  • You will receive and respond to inquires from the listing.
  • We can receive and respond if you wish.
  • We earn our fee when a tenant we introduced moves in.
  • You are free to make any other marketing efforts with no obligation to us.
  • We never argue about fees - and they are payable subject to your satisfaction.  If you are unsatisfied, let us know, and we will make whatever adjustment you require.
  • Our fee for success when an outside broker is billing the client is 5% of the first year's rent.
    In this case, you would pay us after your client pays you.  If your client fails to pay you, we will waive our fee.
  • Alternately, we can bill your client a success fee of 10% of the first year's rent, and co-broke 50% of funds received with your firm.  Either way, it's your choice.
  • We will set the ad up for you.  You can write the text, or we can do it for you.  Just send us your marketing material, photos and plans, and we'll do the rest.  We will send you a preview link so you can approve the ad or give us edits.
