<p>Our marketing efforts are aimed at attorneys on both sides of the equation:  the party with extra space and the party that needs to rent space.  And, while we specialize in reaching out to attorneys, there is no hard and fast rule that restricts our service solely to legal professionals.  In fact, a healthy percentage of our audience are accountants and financial professionals as well as office space users in other industries.  The key factor that joins most of them together is a desire to rent individual offices in the premises of a law firm that offers shared office space which includes shared use of the conference room(s), receptionist, reception area, phone system, kitchen, office equipment and file storage space.</p>
<p>The &#8220;shared office&#8221; scenario allows small firms and solo practitioners the opportunity to rent space on an immediate, plug and play basis, where they can be operating their own business on the same day they move in.  In a shared office environment the only aspect of the space acquisition process that takes any time is &#8220;moving in&#8221;, and the primary delay in getting down to business is setting up the telecommunications system and internet access (which in most cases does not reflect any delay at all because it functions as soon as it is plugged in and most offices renting space have a &#8220;hot&#8221; infrastructure that is plug and play ready.</p>
<p>Our business model has changed a bit from time to time over the past year, as we have experimented with different potential revenue streams.  What we have learned is that our clients are most interested in a &#8220;self service&#8221; system that delivers active prospects directly to them by phone or email &#8211; predominantly without any interaction from us other than oversight.  Our professional orientation and &#8220;state of mind&#8221; was as brokers but we learned over time that the demand for service in the single office / small office category was demand from professionals that were used to doing things for themselves.  They want an effective tool &#8211; but they want to operate or manage that tool by themselves, for themselves.  And with this in mind, we morphed into a primarily advertising fee driven system, where the advertiser pays for space and marketing on our website on a monthly basis.</p>
<p>But, there are exceptions to most rules, and the exception here is for law office suites (or professional office suites of any type) where the primary business is renting offices to other professionals.  In the case of suites, we follow a more standard course where the suite pays a broker that successfully refers a tenant to them a commission equal to 10% of the first year&#8217;s rent.  In our case we also apply a nominal fee to place the ad on our website for up to 6 months. And then there is also a &#8220;hybrid&#8221; model, where the operator of a law office suite is a law firm that has a dual business model where it rents offices and provides services to other attorneys, for a profit, as well as operating its own law firm in the space.  The hybrid model is open to interpretation and the question is what percentage of the offices should be rental units before a law firm is considered to be operating a professional law office suite, as opposed to renting out a few extra offices that would be future expansion space for the firm in its premises?</p>
<p>The answer to that question is twofold.  First, the firm would voluntarily disclose to us that it is operating an office rental business for profit and therefore qualifies as a &#8220;hybrid&#8221; in our business model.  Alternately, any firm that rents offices that are equal to or greater in number than the number of attorneys employed by that firm in the space, should be considered to be operating a &#8220;suite&#8221;, and subject to the monthly fee plus a 5% success fee when offices are rented to parties coming to them through our website or service.</p>
<p>Because exceptions can be made for most rules, we operate the fee assignment process on a strictly voluntary basis, under the classic &#8220;honor system&#8221;.  If you tell us you&#8217;re a firm renting offices, that&#8217;s how you&#8217;ll be billed.  If you tell us you&#8217;re a suite or the operator of a suite, we&#8217;ll bill you on the success fee basis.</p>
<p>We&#8217;re here to provide a valuable service &#8211; the operative word being &#8220;service&#8221;.  We don&#8217;t want to argue about fees (and to date we have never had the need to do so), and we only are interested in providing a value added service that our clients willingly and gratefully pay us for.  That&#8217;s how we like to do business, and the customer will always be right &#8211; without argument.</p>
