$1900 Per Month Windowed Offices In A Very Nice Legal Suite

Outstanding Views And Light From 2 Contiguous Offices With Optional Workstation

Immediately available adjacent offices for attorneys looking for new office space with amazing views and light. This "top of the house" space was recently renovated and offers a full time professional receptionist to meet and greet your clients as well as shared conference room use, with a shared kitchen with lunch table as well.

This is the first office immediately off of the elevator and there is a glass wall behind the reception area that lets in abundant light. The offices feature full height wood doors with sidelights and the offices, which are approximately 115 sq. ft. each (actual) have exposed ceilings that are very high and add to a good feeling of volume. For your comfort, the space also has a tenant regulated air conditioning thermostat. Additionally the new (quiet) thermopane windows can be opened.

You can move into this 2-office space immediately (asking rent is $1900 / month / office), just bring your own phones and internet (there is a great variety of carriers wired throughout this building). This shared legal office space offers a generous office space that will impress your clients, as well as a serious, quiet working environment.

The floor itself was recently renovated and features new carpeting and wall treatments in the corridors as well as upgraded rest rooms. The offices are priced competitively and potentially can be rented on an individual basis. We prefer a low traffic practice that will fit in well with our serious but friendly environment.

BUILDING DESCRIPTION

One Grand Central Place, formerly The Lincoln Building, contains a million and a quarter square feet of commercial office space on large floors at the base (3rd through 8th floors are 42,000 to 48,000 sq. ft. each) to mid size floors in the mid rise that are about half an acre each (10th - 31st floors are about 24,000 sq. ft. each) tapering off to a very interesting floor plate for a small to mid size firm: the 32nd to 55th floors are 12,400 sq. ft. each.

The interesting thing about these floors is that they have bright windows with good views on all 4 sides. They can accommodate 4 large corner partner offices with a good number of associate and junior partner offices between. If needed, these floors offer large windowed board rooms and they have sufficient depth (the shape is rectangular) to incorporate interior offices as well as a good number of workstations for legal secretary or paralegal use.

The building has a history of being a hotel for attorneys. It just feels "Law like" and solid. There used to be a law library on the ground floor - but that has gone the way of most law libraries. The building currently has a conference center that tenants can utilize.

There are over 160 solo practices and small to mid size law firms operating out of this building. They include

Aronauer, Re & Yudell, LLP

Blitman & King LLP

Clayman & Rosenberg LLP

Davidson, Dawson & Clark LLP

Epstein Drangel

Hafetz & Necheles LLP

Lang & Kontoroff LLP

Morrissey & Morrissey, LLP

Shamberg Marwell Hollis Andreycak & Laidlaw, P.C.

Vandenberg & Feliu LLP

Along with the rectangular floors, all of the windows in the space are operable - so when you need fresh air you have it (including hours when the air conditioning system is not normally on). This is a very nice "old school" feature that you no longer find in new construction of commercial office buildings. All in all this is a very well located building with underground access directly to Grand Central Station and by association, about 8 other buildings from 42nd Street on the south, to the northern entrance to the Grand Central underground at 48th Street and Park Avenue. So, by association with this network, you've got a great (foot) transportation network that you can take advantage of and get all kinds of places Grand Central without a coat in the winter and without an umbrella when it is raining. That is super convenient and a big reason to think about office space that links directly to the MTA.

Murray Hill Facts

Murray Hill is a Manhattan neighborhood with boundaries between First Avenue and Madison Avenue, east to west.  It runs north to south from 42nd Street to 34th Street and this area encompasses a large number of commercial office buildings between Third and Madison Avenues. There is considerable overlap between the Murray Hill and Grand Central neighborhoods.

The neighborhood is largely residential, east of Third Avenue with many townhouses, and a plethora of new residential high -ise construction.  Great restaurants abound, with every amenity one would expect at close hand.  “Korea Town” and “Curry Hill” are 2 areas with high concentrations of ethnic populations, businesses and restaurants at street level.

Shared professional office space rentals are concentrated between Third Avenue and Madison Avenue and rental rates rise as you move towards the north west boundary at 42nd Street and Madison Avenue.  There are several buildings in the Murray Hill / Grand Central area that still cater to small tenants, including:

420 Lexington Avenue
60 East 42nd Street
122 East 42nd Street
370 Lexington Avenue
355 Lexington Avenue
