5 Shared Law Offices To Start The Summer Sublet Season

05-09-2019 | by Looking For Space

People think the summer months result in a lull for commercial real estate, because all of the decision makers are "away".

Well, I'm here and you're there and the only time I expect we will be away is in the first week of June or the last week of August, because we have jobs!

That leaves us with 12 working weeks to find the best shared office space for a September 1 move-in date.  And subleases expire throughout the year - there is no particular "season" for renting.  There is a random flow of expirations based more on the start month than any other factor.  Leases simply expire throughout the entire calendar and therefore no reason exists for a summer slowdown in the coming months.

The listings on LookingForSpace.com are predominantly available on an immediate basis, and they are vacant or about to become vacant by the first of next month.  Accordingly it is realistic to expect that a sublessor would be willing to wait a month...but in most cases not more than a month for the new tenant to begin occupancy and start paying the rent.

Here are 5 listings to consider in Midtown Manhattan.  Just click the address to see the full page of photographs, descriptions and contact information for the advertiser.

641 Lexington Ave #4 Sr. Partner Corner Office:

Sublease a huge (235 actual sq ft) corner office, with 2 full sides windows and great city views and light.  All shared amenities in a brand new legal office space, including phone answering, conference room use, business machines, kitchen - just bring your furniture and move into a "just built" corner office.

60 East 42nd Street #3 - 1 or 2 Offices Plus Cube:

630 Third Avenue  #2 - Up To 4 Offices With July 1 Occupancy:

Another space proximate to GCT - 1, 2, 3 or 4 offices can be licensed in a full service firm designed in Traditional fashion with lots of wood.  Perfect for an established practice seeking a new home without the hassles normally associated with renting office space.  Practice law and write one check a month!

One Penn Plaza - 47th Floor Aerie - #1:

This is a most unusual opportunity for space in a Mid Size, national law firm with Killer Views!  The River is always outside your window from 3 adjacent large offices in a private cul-de-sac with its own door.  The package is priced at $9500 per month to include 2 workstations and exterior file storage space.

Private Space - - - Deal Of The Week

42nd Street Corridor (3rd-Lex) full floor long term sublease starting at $50/sq. ft.!  Wow - $50 in Midtown in a Class-A building with modern space where the phone system and furnishings are available.  Mid size firm relocating for more space leaves behind a "law firm in a box".  All you have to do is move and you'll occupy a 24,000 sq. ft. full floor commercial office space that was purpose built for a law firm and has more than 8 years of remaining term.
