This is a great NYC office rental that can work with a variety of different size law firms.  Because of the changing commercial real estate landscape in New York City, the Host is willing to entertain a conversation about part time rental.  Though the offering is for a 5-year term there is a possibilty that 2 firms share the space where each of them has use of the premises for either 2 days or 3 days per week - and they are never present on the same day.  At the present time we're not positive the landlord would allow part time occupancy by 2 different sublessees but given the direction of the commercial market it would certainly be worth discussing.  There are a significant number of law firms in office only 2 or 3 days per week and this would be the most efficient use of the space.  Files could be maintained in locking cabinets and personal items and photos would be limited so that the space functioned in a more "generic" fashion than full time occupiers have been used to.  But, in exchange for the reduced commuting time, a shared office space without family photos might be the next best thing to a full time dedicated office.
