Affordable Offices In Shared Legal Office Space

A full floor law firm at 485 Madison Avenue has 2 lawyers offices remaining for sublet (long term available).

Both offices have 2 windows, and they are about 140 sq. ft. each.  The rent is $2,500 per month including Wi-Fi, full time reception service, conference room use, kitchen. B&W/Color Copies extra.

The space was recently renovated and features a windowed conference room immediately off the reception area, plus 2 additional conference rooms which are all available as needed, by just signing up.

This is a Class-A (Resnick) Plaza District office building with excellent management and security.  It is truly one of those buildings that's a pleasure to walk into with an inviting, open lobby.  The 16th floor offices offer very good light and nice city views.  They are available for immediate occupancy with a 1 year minimum term.  The "Host" law firm has 9 years remaining on their lease.  Individual office leases are renewable with a 3% per annum cumulative increase in the base rent.

Many small and solo practitioners who abandoned NYC during Covid have now come to the conclusion that having a place to work outside of their homes is essential.  While in-person work week has generally shortened across the board, it's become evident to many that WFH only "works" on a part time basis and having a workspace elsewhere provides a boost to productivity.

We are very excited to present the opportunity and we look forward to hearing from you.  Please contact Neal Lerner (212) 986-9100 or Email

LookingForSpace.com provides a niche matching service that connects law firms with extra offices to lawyers seeking office rentals in the premises of another law firm.  We provide listings for available space as well as ads for space wanted (reverse listings) placed by lawyers.  In the case of reverse listings, the sublessee places an advertisement describing what they are looking for - and the respondents are the sublessors who are genarally law firms with empty offices available for sublease.

Of course, just as you do, we charge a commission for successful services rendered.  The "landlord" side of the equation pays commission either for an offices available or offices wanted ad where the introduction we provided results in a new tenant actually moving into their space.

Offices Wanted ads provide an initially anonymous position for the lawyer that is advertising their needs.  LookingForSpace.com receives the initial inquiry to confirm the listing, before passing the "lead" on to the advertiser.  At that point, the advertiser is in a position to either respond to the inquiry, revealing their identity, or not respond at all - depending on how accurately the space being offered fits the requirement.
