Part Time and Full Time Legal Office Sublets Available in Midtown Manhattan (1 Year Minimum term)

Work 3-days per week from your dedicated shared legal office, and spend the balance of the week working from home.

A full floor law firm at 485 Madison Avenue has up to 3 offices available for sublet (1 year minimum, longer term available). The first office has the option to be used on a part time (3 days per week) basis.  You will share the office with a 2-day co-subtenant, who will never be in the office at the same time you are.  You will jointly choose furnishings (use ours or bring your own) for the office, and will jointly decide what gets to hang on the walls of your office.  The constant factor is that when you leave, every day, you stow all personal items so that your co-subtenant is greeted by a clean, empty desk.

Office 1:  AVAILABLE 3-DAYS PER WEEK - Rent:  $2,000 per month

Full office facilities use, Monday, Wednesday, Friday
(Your fractional use does not come with joint and several liability - each co-sublessee will have their own sublease and each will only be responsible for their own obligations.)

The 3-day rent with a legal address and lobby directory includes: full time receptionist to meet and greet your visitors, use of any of 3 conference rooms by prior sign-up, and kitchen use.  There are color and B&W copiers (extra) as well.  Internet is included.  Bring your own phones.

Office 2:  Full Time - $2,800 per month

Office 3:  Full Time - $3100 per month

This is a Class-A (Rudin) Plaza District office building with excellent management and security.  It is truly one of those buildings that's a pleasure to walk into with an inviting, open lobby.  The 16th floor offices offer very good light and nice city views.  They are available for immediate occupancy with a 1 year minimum term.  The "Host" law firm has 9 years remaining on their lease.  Individual office leases are renewable with a 3% per annum cumulative increase in the base rent.
